What makes one portable office better than another?

The primary factor that sets a superior portable office apart from an inferior build is its structural foundation and framing. Substandard units frequently rely on light-gauge materials. A premium modular office is engineered around a solid, structural steel base frame and rigid corner posts. Of course everything is balanced against cost. At sun Modular , we planned on a 3mm steel frame, 8mm corner posts, 100×50 joist with a 21mm fibreboard floor to provide a really strong unit, with a good price point.

The second crucial differentiator is thermal efficiency. Many builds use minimal or thin 50mm insulated panels and single-pane glass windows, which fail to handle the intense Australian summer heat and turn the interior into an energy-guzzling oven. We bild with 75mm insulated EPS wall panels combined with double-glazed windows. This extra thickness and acoustic shielding create a massive thermal barrier, keeping the workspace remarkably cool, quiet from outside site noise, and highly cost-effective to air-condition.

Finally, details such as flat roof builds that can leak, foldable panels that create weakness, cheaper aircon units and uncertified wiring that fails strict Australian electrical standards. Those parts make a difference. 

 

That of course is in part determined by use and care of the unit over the years.  However, solid steel frames, good quality wall panels and roof design, materials that do not rot, aluminium windows, quality Mitsubishi aircon and certificed wiring will see a maintained office lasting into the  decades.  

They can be, the biggest challenges are the temperature and noise control. And so when considering different option look at the materials factors that create a comfortable working room. Thicker more insulated panels for heat and sound suppression,  decent 100mm rockwool ceiling insulation, solid floooring that doesnt echo, double glazed glass on doors and windows to maximise insulation, a quality reverse air conditioning unit that can easily keep the temperature as you need it.  They all add up to a more confortable space to spend time in. 

In the overall market then the predominance is for steel frames and cladding, or increasingly insulated cool room panels as a wall structure.  They are easier, cheaper and cleaner.  Almost entirely the base frames will be made from steel, for strength and durability.

Transportable units around the size of a 20ft container are generally light, our units are 1900kg, some container conversions might be 2600kg or more.  As such they need some foundations to keep them level and secure. 

The minimum required for our units would be 6 points of support in the form of concrete posts. 3 on each of the 6m lengths of base frame.  The in ground depth of the posts would be determined by your ground, so is not an exact number.  Many customers are siting on hard stand or concrete already in place.  Using 6 blocks to site the unit in that case is more a question of making sure that the unit is then sat on the level.  Uneven ground can twist the frame over time and possibly cause some problems with door and window opening, so it is important to get this right. 

We tend to recommend using a crane truck to deliver to your site, they can be loaded sagely, and more importantly they can be placed accurately onto your base and also can be dropped into tight spaces.   We dont lead this process, and are happy to recommend crane truck operators who know our units well, and are competent to deliver safely what is a pretty large item.  They will want to discuss directly with you what your situatio is regading access, power lines and ground conditions. 

Often on longer journeys it is cost effective to use a tilt tray/car or caravan transporter.  This has a few more limintations in where it can be dropped so just needs  little more planning and discussion. 
If you need access to the back of a property that does not have drive access then you would need to use a crane lift in addition, we are happy to discuss the options with you.

Portable units in general have a few nuances for wiring, operating as a portable unit, not a fixed building.  All units will have power outlets, lighting and aircon circuits wired and fused in a consumer box.    Once on site the power will need to be connected to the consumer box on the unit, and an electrician engaged to do this. The connection to the unit is very simple, the electrician will ensure the supply from the main power supply to the unit is secure and safe.

Lead times for units can vary siignificanatly between suppliers.  In some cases, and with us on occasion, you will find a new unit built and ready to go.  In most cases they are built to order, as they are with ours.  The advantage of building to order is that the units can be built to your layout of door, window, aircon and power points.  The disadvantage is you are relying on someone to build to a schedule.  And so a lead time might not really be a lead time, and can drag on incessently.  We avoid that and work on average to 4 or 5 weeks lead time maximum, and that varies on the level of pre orders, and the luck of when you get in touch!  What we will always do though is give you are very clear build time, and we will allocate a unit to you in the schedule and work to it.  We don’t take orders if we don’t have materials or availability, and we won’t promise you a unit knowing we can’t supply, hoping you will ‘hang on’ another month until we get our act together for you.

In most Queensland councils, portable offices are classified as temporary or relocatable structures, which will have simpler minimal approval processes than traditional builds.  However, rules vary depending on your property zoning, boundary setbacks, and whether it’s for residential backyard use or a commercial job site. We recommend checking with a private certifier or your local council before delivery.
